The Value of an Owner's Project Manager
Managing the challenges of design and construction
The design and construction process is complex
Most every project involves the design professionals and a general contractor none of whom may have the expertise to deal with the multi-faceted requirements for permits for the project, to facilitate approvals within the community, or the ability to oversee and direct each other’s work. Issues will inevitably arise in which the architect and the contractor will be at odds, and only a skilled advisor such as an Owner’s Project Manager will be able to translate the options for the owner and to provide experienced and objective advice on how best to proceed.
The design and construction process is time-consuming
A project will take at least part-time and often full-time attention from an employee of the city, town or organization whose existing responsibilities are put on hold at best, and whose skills and interests may not be a good fit at worst.
The design and construction process requires leadership
Every project has its own unique set of challenge and its own cast of characters. The value of the Owner’s Project Manager is to provide the leadership to identify the challenges and to find and exercise the unique opportunities that will lead to the successful completion of the project.
The design and construction process is a public process
The design and construction process in our communities requires a skilled and objective participant in the public process, who is able to convey the issues to all participants and to clearly present choices, whether those choices are in the hands of a select few or in the hands of the community as a whole.
The design and construction process is expensive
The participation of an experienced Owner’s Project Manager directly affects the final cost of the project by balancing the demands of schedule, cost and quality in the decision making process. The value of the Owner’s Project Manager is to monitor and manage these often conflicting requirements in such a way to produce a finished project which represents the best possible value to the client.
